Design Build project delivery provides single source responsibility for our customers. In that, both the design and construction of your project is supplied by one company, under one contract, for one guaranteed price. Our team of design professionals, engineers and drafting personnel, combined with our experienced on-site supervisors and reputable sub-trades, delivers a completed project that we, and our customers, can be proud of.
As a fully seasoned “Design Builder”, TDB has in house Designers and experienced, qualified Project Managers, ready to discuss your turnkey build.

CONSTRUCTION
MANAGEMENT
The Design and Construction Management concept offers our customers the opportunity for hands on involvement with our team in order to provide the greatest flexibility in design and budget decisions, throughout the project. This hybrid approach between “Design Build” and “Construction Management” is our most preferred construction approach; and 98 percent of our customers choose this procurement strategy.
This unique process allows our customers to procure their construction needs, with a gradual, pay as you go process to complete conceptual design and ultimately construct their facility with the pure flexibility of their involvement in design and construction. This process is transparent, cost plus approach, with a guaranteed maximum price sharing risk and provides the best value possible.

CONSTRUCTION
MANAGEMENT
As Construction Managers, we assist in the selection of both technical and industry professionals. Thomas Design Builders prepares initial budgets and provides continuous budget updates throughout the design phase. We coordinate drawings while providing plan revisions, cost savings and budget control. We tender all work to sub-trades, provide contract administration with our fully integrated cost accounting systems, and coordinate all site activities to ensure that the project finishes on budget and on time.

Thomas Design Builders has complete in-house erection capabilities. Our crews are certified and have erected in excess of 100,000 square feet of buildings. We have our own equipment, providing obvious advantages against others that need to rent.
